  • Unit Description

    Responsible for a single scope of work in hard services area.  Position has full responsibility including supervision of front line colleagues. Responsible for Utilities Operation and Maintenance and may be asked to oversee the entire Operations department when the Area General Manager is absent.

     

    Key Duties

    - Manage front line colleagues

     

    - Manage by walking around; Staffs, trains, and is responsible for employee development

     

    - Technical client interface

     

    - Payroll and time mgmt. of frontline staff

     

    - Oversees and coordinates projects

     

    - Manages work orders/CMMS

     

    - Manages mechanicals (i.e. boilers, chillers, compressors)

     

    - Manages financials

     

    - Responsible for client relations/engagement

     

    - Manages QA and Safety

     

    Responsible for Maintenance and Operations for the following building utility systems, but not limited to cooling systems, pumps, chillers, valves, hot water systems, Steam systems, Compressed Air systems, chemical systems, and HVAC systems.

     

    1. Responsible for operations team daily checks of all equipment in their assigned area.

     

    1. Maintain the integrity of the facility while increasing reliability/uptime of the assets within the plant.

     

    Skill and Competencies Required

    Knowledge & Skills & Competencies

    1. a)      Business – sence of urgency required within the Utilities department

     

    1. b)      Functional – understanding of utility operation equipment and prioritize reliable importance of scheduled work.

      

    1. c)      Knowledge and experience –industrial maintenance knowledge; Working knowledge with the maintenance management system.

     

    1. d)      Educational training required – Bachelors degree in an engineering discipline or equivalent technical experience managing a utility organization

     

    1. e)      Required Competencies- Flexibility, Teamwork, Commitment to organizational values, resource management and planning  

     

    Position Summary

    Back up to GM; 2nd in command;
    Supervises the account as the #2 manager and has full responsibility including supervision of other managers. Responsible for entire account when the Director of Facilities Ops is not present.
    Two scenarios for this position in Univ.:
    A) Has all facilities rolling up – Custodial / maintenance and grounds, and FM who reports to GM; very large integrated operation.
    B) Mega account – multiple managers of maintenance; PM function; other specific managers – unifying position.

    Qualifications & Requirements

    Basic Education Requirement - Bachelor’s Degree 

    Basic Management Experience - 5 years   

    Basic Functional Experience - 3 years work experience in facilities maintenance, plant operations or engineering services
